The primary responsibility of the role is to manage the re‑qualification of existing residents for continued occupancy while also assisting in qualifying prospective residents. Duties vary daily and may include conducting interviews, performing audits, processing paperwork, and coordinating with vendors and agencies. Professionalism and positive engagement with residents and staff are essential.
- Perform file audits, log findings, and ensure corrections with community managers.
- Conduct site visits to standardize resident files for recertification.
- Prepare for and attend state and regulatory affordable housing audits.
- Review applications to determine eligibility for affordable housing programs.
- Respond to staff inquiries on income eligibility, rents, and compliance.
- Assist with implementing new rent/income limits and utility allowance calculations.
- Support HUD annual rent increases, contract renewals, and utility allowance changes.
- Track monthly HAP requests and manage payment processes and corrections.
- Follow safety techniques, report equipment malfunctions, injuries, or accidents promptly.
- Participate in safety meetings and complete required OSHA training.
- Ensure compliance with Fair Housing, ADA, and all applicable housing laws.
- Promote teamwork and employee participation across all groups.
- Encourage community contributions to foster understanding and respect for diversity.

Success in this position requires an aptitude for connecting—building community, fostering relationships with vendors, regulators, and social services, and going the extra mile to create positive experiences. The position is classified as essential staff and involves frequent sitting, walking, and repetitive computer work. Travel within the region and to business offices by air, train, or automobile is required, along with occasional physical tasks such as squatting, bending, and lifting.
- Familiarity with local housing agencies and rental subsidy programs.
- Ability to read and interpret complex regulatory documents.
- Minimum 2 years affordable multi‑housing experience.
- Certified Occupancy Specialist (or equivalent certification).
- 2 years property management experience.
- Demonstrated urgency and ability to meet deadlines.
- Proficient with Windows Office suite and email.
- Working knowledge of Yardi Voyager property‑management software.
- Excellent written and verbal communication skills.
- Strong attention to detail and multitasking ability.
- Willingness to travel regionally by air, train, or automobile.

Compensation for this role ranges from $75,000 to $85,000 USD annually. Salary is competitive and reflects experience and qualifications.
