The Leasing Coordinator role is responsible for aligning marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. This includes handling all leasing activities, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
- Perform sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, tours, applications, credit screening, lease preparation, and move‑in coordination.
- Inspect apartments before move‑in, ensure readiness, and schedule any required maintenance.
- Monitor market and competitor trends, develop short‑ and long‑term marketing plans, and apply concession and special policies to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and online advertising (Craigslist, Facebook, email, etc.) to drive traffic.
- Use property management software (OneSite, Yardi, etc.) to track availability, traffic, leasing activity, and resident/prospect data.
- Ensure show units and marketing corridor meet company standards through daily inspections, maintenance coordination, merchandising, and office preparation.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to confirm leasing decisions and satisfaction.
- Prepare lease renewal letters and packages, contact renewing residents before move‑out, and ensure timely signing of renewal documents.
- Respond promptly and courteously to resident or owner concerns, taking action or routing requests to the appropriate party.

The position requires the ability to stand, walk, and sit for extended periods, as well as to bend, stoop, climb ladders, reach, carry, and crawl in confined spaces. Employees must be able to lift up to 25 lb independently (50 lb with assistance), work in all weather conditions, maintain a flexible schedule that includes evenings, weekends, and holidays, and travel occasionally to support other properties or attend training.

Benefits
Hourly compensation ranges from $20.00 to $22.95, with the final rate determined by business needs, experience, skills, and location.
