Estimator - High-End Residential Construction

Description

• Support a seamless handoff to Project Managers and assist with preconstruction transition activities
• Maintain and update historical cost data to improve accuracy of future estimates
• Maintain an organized directory of suppliers, subcontractors, and trade partners
• Contribute to improving estimating tools, workflows, and cost reporting systems
• Procure, solicit, and level subcontractor and supplier proposals; negotiate pricing as appropriate
• Consult with architects, engineers, clients, and field leaders to clarify scope and resolve discrepancies early
• Produces numbers that stand up in the real world, not just on paper
• Perform quantity takeoffs and develop detailed cost breakdowns and matrices
• Create estimates used for planning, scheduling, procurement, and subcontractor buyout
• Review drawings, specifications, addenda, and supporting documents to prepare accurate, complete cost estimates
• Prepare written scopes of work, alternates, allowances, clarifications, and value options
• Monitor market conditions, labor cost trends, and material pricing impacts

Requirements

• Experience supporting complex renovations and architect-driven, detail-intensive builds
• Experience with construction contracts and negotiation
• Team-minded and respectful with field and office personnel
• High-end custom residential estimating experience strongly preferred
• Detail-oriented and steady under change
• Knowledge of construction methods, materials, sequencing, local codes, and labor agreements
• Minimum 5 years of combined residential and commercial estimating experience required
• Proficient in On-Screen Takeoff (or similar), Sage Estimating (or comparable), Procore (or other project management platform), and Microsoft Excel
• Values craftsmanship, precision, and follow-through
• Strong written and verbal communication skills; able to engage professionally with clients and partners
• Strong ability to interpret and work from architectural, structural, and MEP drawings
• Organized, proactive, and able to work in a collaborative environment with urgency and accountability
• Nearly 50 years of excellence in high-end residential and custom commercial construction
