Description

The Assistant Service Manager assumes supervisory responsibility for the maintenance function when the Service Manager is unavailable, performing a variety of mechanical, construction, and supervisory tasks to ensure a clean, safe, and comfortable living environment. Consistent attendance is essential to maintain workflow and communication within the team.

Key duties include overseeing all managerial and administrative tasks in the Service Manager’s absence, performing skilled work such as HVAC, plumbing, painting, drywall, tile, carpentry, welding, and electrical repairs, responding promptly to service calls, and conducting preventative maintenance on equipment. The role also involves supervising on-site maintenance and repairs for assigned properties.

• Assumes supervisory duties when Service Manager is absent.
• Performs HVAC, plumbing, painting, drywall, tile, carpentry, welding, and electrical repairs.
• Responds promptly to service calls and conducts preventative maintenance.
• Oversees general maintenance and repairs for assigned properties.
• Handles occasional tasks such as fence repair, key cutting, trash pickup, lawn care, pool cleaning, and carpet shampooing.
• Work hours align with community operations; on-call for after-hours emergencies on a rotating schedule.

Requirements

• Requires English literacy, general mechanical aptitude, valid driver’s license, EPA Freon Recovery and HVAC certifications, and Fair Housing certification.
• Preferred: advanced trade or technical school training; prior Service Manager experience.
• Physical demands include walking, bending, climbing, lifting, and exposure to weather and chemicals.
