Key responsibilities include handling all maintenance requests, performing preventative maintenance, and maintaining amenity areas. The technician will complete work orders for appliances, plumbing, HVAC systems, minor electrical, gate systems, and pool operations, as well as respond to emergency maintenance calls after hours. Additional duties involve preparing vacant apartments for rent‑ready status, keeping the maintenance shop organized and stocked, maintaining logs and databases, assisting in monitoring contractor performance, supporting the Service Manager with budget responsibilities, and prioritizing customer service.
Customer service duties require wearing a clean, neat uniform at all times, maintaining a professional appearance, and communicating with residents according to company standards. The technician must receive and resolve resident complaints within 24 hours, deliver newsletters and correspondence, coordinate and clean up after resident events, and perform light cleaning tasks when a housekeeper is not present, such as cleaning models, clubhouses, leasing offices, trash, and grounds. Maintaining amenity areas like pools, weight rooms, and parking decks is also required.
Candidates must have 1‑3 years of maintenance experience, preferably in apartment settings, and possess strong troubleshooting and problem‑solving skills. Budget or basic business finance knowledge is helpful. Refrigeration certification (type 2 or universal) is required or must be obtained within the first 90 days, and a valid driver’s license with a clean record and reliable transportation is essential.
The role demands physical capabilities such as using various hand tools, bending, stooping, kneeling for extended periods, lifting up to 50 lb manually, pushing or pulling up to 300 lb on wheels, climbing ladders up to 40 ft, and operating a hand‑truck. Employees may need to move heavy appliances and equipment, including laundry machines and special amenity items, often using hand‑trucks and ladders.
