Senior Executive – Research and Product Development (UAE National) – Strategy & Product Development – Dubai Holding Asset Management

• Ad Hoc Research & Analysis: Assist with pricing analysis, competitive benchmarking, and assessment of DHAM’s BTL offerings to drive differentiation and continuous improvement.
• Compliance Oversight: Ensure compliance with local pricing laws, internal governance frameworks, and documentation protocols.
• Data Collection & Benchmarking: Gather market and customer insight data from various sources. Conduct competitor and location benchmarking across residential, retail, and commercial asset classes with a focus on leasing trends and product gaps.
• Tool & Dashboard Maintenance: Support the upkeep of analytical tools, dashboards, platforms, and methodologies used by the research and pricing teams.
• Build relationships with internal teams and external partners to support data collection, industry analysis, and knowledge sharing. Gather feedback to enhance the Research and Product Development function.
• Documentation & Administrative Support: Act as a custodian for departmental documentation. Manage filing, RFQs, IT requests, email correspondence, and other administrative functions.
• Assist the Research and Product Development team in conducting targeted market studies to evaluate opportunities that inform product development, pricing strategy, and repositioning initiatives for BTL assets.
• Responsible for conducting market research and competitive benchmarking to support product development and strategic planning for Dubai Holding Asset Management’s Built-to-Lease (BTL) portfolio, including Residential, Retail, and Commercial assets.
• Market Intelligence & Trend Monitoring: Monitor real estate supply-demand dynamics, pricing movements, and sector trends. Support the preparation of regular market intelligence reports covering Dubai’s residential, retail, and commercial sectors.
• The role involves analyzing market trends, evaluating asset performance, assisting in asset pricing, and providing research-based insights to support effective asset management and business decision-making.

• Skilled in problem-solving, decision-making, planning, organizing, communication, teamwork, relationship-building, adaptability, and empowerment.
• Bachelor’s degree in Business, with specialization in Finance, Economics, Real Estate, or a related field from a reputable university.
• 0–3 years of experience in real estate research, strategy, consulting, investment analysis, planning, or other analytical roles.
• Familiarity with government real estate data sources and regulatory frameworks (e.g., DLD, RERA).
• Proficient in Excel (including advanced formulas, pivot tables, and data modelling) and PowerPoint, with strong data analysis, reporting, and visualization skills.
• Demonstrates strong customer focus, results orientation, and business awareness, combined with curiosity, creativity, and a sense of urgency.
• Experience in market research with the ability to analyze datasets and generate actionable insights.
• Knowledge of inventory management platforms (e.g., Yardi) and experience in real estate, property development, or related sectors.
• Excellent communication and presentation abilities.
