The Maintenance Level 1 is responsible for daily unit turn‑overs, completing work orders, and performing monthly preventative maintenance as directed by the Property Manager. This role ensures units are ready for rent, oversees maintenance assistants, and coordinates vendor services while maintaining OSHA compliance.
- Complete work orders promptly to ensure customer satisfaction.
- Conduct monthly preventative maintenance on all units.
- Supervise and train maintenance assistants to achieve efficient turnover times.
- Coordinate with the property manager to ensure timely vendor services.
- Verify unit readiness and availability for rental.
- Perform exterior and interior property maintenance as scheduled.
- Respond to on‑call tenant emergencies.
- Maintain OSHA‑compliant maintenance shop and related areas.
- Equip oneself with appropriate tools and equipment for daily tasks.
- Apply lock‑out/tag‑out safety procedures.
- Stand and walk continuously throughout each shift.
- Interact face‑to‑face with customers regularly.
- Offer schedule flexibility, including nights, weekends, and on‑call availability.
- Adhere to company uniform and hygiene policies.

Candidates must hold a professional certification (HVAC, plumbing, or electrical), have at least five years of maintenance engineering experience, two years in a supervisory capacity, and possess their own tools. The position requires physical stamina for standing, walking, lifting up to 100 lb, and flexibility to work nights, weekends, and on‑call shifts.
- Possess working knowledge of plumbing, electrical, carpet cleaning/repair, drywall, carpentry, glass, appliances, HVAC, grounds, concrete and tile maintenance.
- Hold a professional certification in HVAC, plumbing, or electrical.
- Have a minimum of five years’ experience as a maintenance engineer.
- Have at least two years’ supervisory experience.
- Be legally authorized to work per state and federal regulations.
- Bend, lift, and carry up to 100 lb.
- Multitask positively in a busy environment.
- Work in various conditions: sitting, standing, kneeling, walking, bending, climbing, and in cramped, dirty, dusty, hot or cold environments.
