The Traveling Maintenance Supervisor is based in the Charlotte, NC area and supports the maintenance operations of NHE‑managed communities. This role handles staff recruitment and retention, staff training, vendor negotiations, and ensures excellent customer service for residents and third parties. The schedule may include weekends, holidays, and requires regular, including overnight, travel.
The supervisor acts as a supplemental team member, filling coverage gaps at properties and assisting maintenance staff. They collaborate with the Director of Maintenance, Vice Presidents, and Area Management Teams to maintain high levels of customer satisfaction across assigned portfolios. Responsibilities include identifying and prioritizing projects, soliciting pricing, executing capital projects, and providing developmental support to subordinates.
Supervisory duties are limited to assisting existing site staff when requested, rather than direct management of personnel.
Work is performed both indoors and outdoors at NHE properties, often in a highly mobile environment with moderate noise levels.
Key knowledge areas include financial planning, budgeting, and the contract process from scoping to bidding. The role requires proficiency with general maintenance tools, YARDI Voyager, and extensive expertise in HVAC, plumbing, electrical, carpentry, roofing, drainage, and landscaping. Strong communication, organizational, leadership, and multitasking abilities, as well as competence in Microsoft Office, are essential.
Candidates must have extensive multi‑site property maintenance experience, EPA Type I and Type II technician certification, and be a Certified Pool Operator. A valid driver’s license with automobile insurance, knowledge of apartment management laws, expense control, and multifamily leasing, sales, or customer service experience are required.
A high school diploma or equivalent is required; prior experience managing a maintenance staff and demonstrating professional leadership is preferred.
The position demands the ability to generate reports, conduct business correspondence, and present information effectively, as well as basic arithmetic and intermediate English reading and writing skills.
Physical demands include frequent standing, walking, bending, lifting up to 50 pounds or more, climbing ladders, and operating hand‑held tools, while maintaining normal hearing, vision, and manual dexterity. Employees must wear appropriate safety equipment and may work in varied outdoor conditions.
