Effectively direct and oversee all aspects of the property’s maintenance function
Coordinate, schedule, and complete preventative maintenance on the property, buildings, units, appliances, and equipment
Manage the make-ready process by ensuring all repairs, replacements, and clean-up tasks are completed
Exhibit “servant-first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality, and exceed resident expectations
Perform call-back emergency service as required
Oversee and maintain the maintenance budget, ensuring cost-effective operations, while meeting property needs
Maintain organization and cleanliness of work areas and maintenance shops
Monitor, prioritize, and complete service requests and maintenance activities, ensuring issues are handled to the satisfaction of residents
Monitor pool operation daily and maintain the appropriate health department standards
Participate in property inspections with lenders, investors, and senior leadership; resolve issues as needed
Maintain positive communication with residents and provide excellent service through courteous and timely responses to resident needs and concerns
Monitor the daily workload of the maintenance team, assisting as needed to ensure tasks are completed timely and effectively
Communicate daily with the property office, reporting on the progress of service requests and make-readies
Review staff performance regularly, communicate expectations, and hold team members accountable through training, mentoring, and performance management
Act as the safety steward by addressing hazardous conditions and training staff on safety and protective measures
Abide by Mills policies and procedures and all laws pertaining to Fair Housing, the Americans with Disabilities Act, etc
Maintain an adequate and organized inventory of materials and supplies
Maintain curb appeal by assisting with groundskeeping and picking up litter
Assist with housekeeping, inspections, and other tasks assigned by the Property Manager

Adept at building relationships and working in a team environment, with a proven track record of sharing ideas, providing encouragement, building on others’ ideas, giving due appreciation, and bringing out the best in others
Minimum five years’ maintenance experience, including tile, carpentry, plumbing, electrical, and HVAC repair
High school diploma or GED; trade school degree preferred
Ability to work in extreme environmental conditions (heat, cold, rain, snow, etc.)
Previous supervisory experience preferred
Valid driver’s license required
Proven ability to maintain composure and solve problems with keen insight when faced with obstacles
Ability to work a varied schedule, including weekends, holidays, and on-call shifts
Demonstrated leadership and coaching skills, with the ability to mentor and develop others
CAMT certification preferred, but not required
EPA Certification Type I and II, or Universal, and CPO certification required
