The Assistant Community Manager greets prospects, processes applications, manages leases and renewals, handles rent collections and evictions, and works to keep residents satisfied while enhancing property visibility through communication and social media.
- Greet and qualify prospects using lead management software; assist with applications and deposits per Fair Housing rules.
- Process applications, conduct credit checks, verify rental history, and submit for manager approval.
- Show apartments, prepare units for move‑in, obtain resident signatures, and conduct community orientation.
- Manage lease renewals, send notices, process move‑outs, apply fees, and keep software updated.
- Collect rent, enforce lease terms, track fees, and initiate evictions when necessary.
- Respond promptly to resident complaints and requests to maintain satisfaction and retention.
- Follow eviction procedures, including notices, court representation, and proceedings.
- Conduct market research on competing properties and implement outreach marketing.
- Maintain an active social‑media presence for the property to boost visibility and engagement.
- Complete all paperwork for leases, move‑ins, and check‑outs in a timely manner.
- Work on‑site with exposure to elements, confined spaces, heights, and potentially hazardous areas.
