Partner with the Property Manager and Regional Director on budgets, purchasing, vendor management, and large-scale projects.
Maintain accurate records for maintenance activities, inventory, contracts, and regulatory requirements.
Lead, supervise, and develop the maintenance team, providing coaching, training, and performance feedback.
Conduct regular inspections of units, buildings, amenities, and grounds; correct unsafe conditions immediately.
Manage preventive maintenance, work orders, make-readies, and emergency responses.
Oversee daily maintenance operations including HVAC, plumbing, electrical, carpentry, painting, appliances, pools, and grounds.
Ensure compliance with safety, environmental, and housing regulations (OSHA, EPA, Fair Housing, ADA).
Serve as the primary contact for contractors, vendors, and local code enforcement.

Ability to work overtime, evenings, weekends, or holidays as necessary.
CPO and HVAC certifications preferred (or willingness to obtain).
High school diploma or equivalent required; valid driver’s license required.
5+ years of maintenance experience, with at least 2 years supervising staff (multifamily preferred).
Ability to lift up to 50 lbs. frequently (and up to 100 lbs. occasionally).
Proficiency in HVAC, plumbing, electrical troubleshooting, carpentry, and appliance repair.
Strong leadership, problem-solving, and communication skills.
Experience with preventive maintenance programs, inventory control, and vendor management.
