Director Pre-Construction (Estimating)

Description

The Director of Pre‑Construction leads the Pre‑Construction and Estimating function, ensuring accurate, timely, and competitive bid packages. This role provides hands‑on guidance to Estimating team members, oversees the development of all bid submissions, and reviews and approves final estimates prior to client delivery, setting the standard for quality, discipline, and accountability within the pre‑construction process.

• Lead Estimating Operations: Direct all pre‑construction estimating efforts for commercial projects up to $15M, overseeing team‑assigned bids and developing complex estimates.
• Develop & Maintain Standards: Uphold pre‑construction processes, ensure disciplined estimating practices, and maintain accurate historic cost data and scope templates.
• Strengthen Client & Subcontractor Relations: Build and maintain customer relationships, attend site visits and client meetings, and manage subcontractor outreach and bid qualification.
• Guide & Manage the Team: Assign projects, mentor Estimating Team members, and collaborate to ensure complete scopes, accurate proposals, and well‑supported bid packages.
• Oversee Bid Delivery & Handoff: Review and approve all estimates, identify risks and opportunities, prepare final bid submissions, and ensure a clean transition to Project Management once awarded.

Requirements

• Minimum of 10 years in commercial construction with advanced knowledge of commercial building practices.
• Proven experience leading a pre‑construction or estimating team and delivering accurate, competitive results.
• Expert‑level ability with electronic plan‑reading and takeoff software, and solid competency in reviewing drawings, specs, and bid documentation.
• Bachelor’s degree in Construction Management preferred; equivalent experience considered in lieu of a degree.
• Certified Professional Estimator (CPE) designation preferred.
