Conduct water treatment tests and partake in corrective water treatment program.
Coordinate and oversee contractor activities, ensuring they adhere to building policies and safety regulations.

Work with contractors to resolve BAS related issues and implement system enhancement.
Optimize BAS settings and schedules to improve energy efficiency, tenant comfort and overall building performance.
Provide technical guidance and support to other building operators and maintenance staff regarding BAS operations.
Servicing tenant requests and performing regular maintenance duties on various building equipment (including pumps, fans, boilers, chillers, cooling towers, and motors) as part of a comprehensive maintenance program. Complete assigned Angus PM maintenance work orders on time. Recommend changes to Angus instruction sets as necessary.
Serve as a primary point of contact for tenants and BSC staff regarding building related issues.
Completion of other tasks assigned by the Chief Building Ops Supervisor.
Monitor and maintain the BAS to ensure optimal performance of HVAC, lighting and other building systems.
Communicate effectively with vendors, contractors and other service provider any repairs and maintenance in the building.
Manage and maintain inventory of maintenance supplies and equipment.
Daily monitoring of Fire & Life Safety systems to ensure equipment is fully functional and in good operational order. Monthly testing and maintenance of Fire & Life Safety systems within scope of the Fire Code. Assist contractors with annual fire safety verifications and testing.
Respond immediately to emergency situations. This includes fire, evacuation, equipment failure, etc.
Take manual meter readings monthly to record and document consumption of utilities by tenants and building systems.
Assume and initiate corrective action for any operational problems; provide maintenance and repairs to all common areas, including electrical systems, changing lights, ballasts, light switches, power outlets, minor plumbing repairs in public washrooms, and exterior plumbing services.
Prepare and submit reports on building operations and maintenance activities as requested.

Must have CMMS knowledge and experience in pneumatic and DDC control systems.
Must have experience with a wide range of mechanical, electrical, controls, life safety/fire safety equipment.
Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
Must have the ability to use multitude of App software and continue to evolve as software upgrades.
Must have experience with Deep Lake cooling system.
Must work independently with minimum supervision.
Knowledge with Johnson Control Metasys is an asset.
High School Diploma, BES 1 certificate or equivalent with 5 years of job-related experience working in a commercial facility with over 500,000 square feet of rentable space.
Must understand the Operation and Maintenance routine of HVAC and Life Safety equipment, as well as Chemical Water Treatment theories and practices.
Monitor, operate, and make adjustments to building environmental control systems and lighting systems to ensure proper operating conditions at all times. Be familiar with and responsible for starting chiller plant (including cooling towers) in case of Enwave emergency. Be familiar with Enwave control equipment and know bypass procedures in case of failure. Be familiar with storage tank charging and discharging procedures. Provide recommendations for improving equipment performance, including energy reduction.
