The Homeowners Association (HOA) Manager provides management, direction, and leadership to ensure community property is maintained and operated in line with Lennar’s objectives. The role involves close collaboration with third‑party management companies, internal and external counsel, association members, and developer representatives to manage and operate the association and resolve community issues.
Key duties span community care, community and club management, homeowner and condominium oversight, facilities management, and financial analysis and review. The manager leads external management teams, oversees budgets and cash‑flow projections, ensures service standards, and drives effective communication with residents and stakeholders.
- Direct all interaction with customers, on‑site and off‑site management companies, association managers, activities directors, gate attendants, vendors, and suppliers.
- Respond to customer complaints and coordinate with Lennar’s corporate customer care department to resolve concerns.
- Facilitate customer‑care seminars for residents.
- Manage a customer complaint log to ensure timely resolution per division expectations.
- Develop and maintain a resident‑relations plan, implement initiatives, and measure service satisfaction via feedback and surveys.
- Oversee coordination with homebuilding field, administration, and sales associates on community needs.
- Manage creation and supervision of community structures, including master and sub‑HOAs, maintenance‑free designations, community development districts, and condominium associations.
- Participate in the operation of Community Development Districts (CDDs).
- Develop and implement communication processes such as newsletters, event calendars, and websites.
- Provide leadership to manage relationships with business groups and achieve company and property goals.
- Serve on HOA and CDD boards of directors as required.
- Create communication processes between Lennar Sales, community representatives, and HOA management.
- Lead external management companies and consultants responsible for $50M+ in assets (clubs and common areas).
- Maintain operational control of all HOAs and clubs exceeding $50M in assets and develop strategic plans.
- Create HOA documents, club plans, condominium documents, and sales disclosure documents.
- Direct all association meetings, including quarterly, budget, committee, public presentation, annual, and turnover meetings.
- Manage preparation, establishment, and operation of homeowner, condominium, and commercial associations, serving as liaison and board member.
- Ensure service standards execution by management companies for golf courses, restaurants, pools, club, and fitness facilities.
- Guarantee proper staff training, supervision, and follow‑through by management companies.
- Manage performance of all management companies and develop staff evaluation and development programs.
- Conduct monthly analysis and review of community HOA, condominium, and CDD financial statements.
- Prepare and execute community Asset Management Plans.
- Develop complete and accurate annual budgets, meeting deadlines and considering asset goals and market conditions.
- Implement and track the annual HOA budget for the division and monitor budgets for all communities.
- Maintain annual cash‑flow projections in monthly and quarterly detail and streamline cash‑forecasting processes.
- Develop and implement the division’s annual HOA budget, including revenue projections, deficit funding, and marketing plans to boost Food & Beverage income.
- Develop and manage community budgets.
- Assemble, review, approve, and monitor all Architectural Control Requests while the Declarant retains board control.
- Assemble, review, update, and monitor information entered into the Access system for the Land Department.
- Secure new Letters of Credit (LOCs), negotiate reductions, and track outstanding LOCs.

Candidates must have at least a high school diploma (a Bachelor’s degree in Business, Finance, or a related field is preferred) and a minimum of three years’ experience as an HOA manager. Required skills include strong communication, problem‑solving, detail orientation, customer‑service expertise, and proficiency with word‑processing, spreadsheet, and project‑scheduling software. A valid driver’s license and satisfactory driving record are also required.

- At least three years’ experience managing HOA communities, infrastructure, and budgets.
- Proven ability to coordinate staff, vendors, service contracts, and community improvements.
- Strong verbal and written communication skills with initiative and ability to work with minimal supervision.
- Detail‑oriented problem‑solver capable of handling complex situations.
- Strong knowledge of customer service principles and practices.
- Ability to read, analyze, and interpret technical procedures, contracts, financial reports, and regulations.
- Computer literacy in word processing, spreadsheet analysis, project scheduling, and data management software.
- Valid driver’s license and satisfactory driving record.
