The Community Manager role is responsible for directing marketing, advertising, and sales activities to meet revenue, occupancy, resident‑retention, and leasing goals. This includes overseeing the leasing team, managing on‑site traffic, maintaining an inventory of ready‑to‑lease apartments, and setting rent pricing and concessions.
Key duties involve developing short‑ and long‑term marketing plans, creating print and internet advertising strategies, using technology and the company’s property‑management software to generate reports, and coordinating with the maintenance team to ensure the community’s appearance and safety standards. The manager also actively participates in the leasing process, analyzes financial and traffic reports, presents results to owners, runs the lease‑renewal program, and addresses resident and client concerns promptly.
The position is based at The Parlor, a new 457‑bed Class A property near Texas State University. Compensation includes a base salary with eligibility for quarterly or annual bonuses, and for onsite roles, additional weekly, monthly, or quarterly incentive programs may apply.
