

Provides integrated industrial services including engineering, procurement, construction, and maintenance.
The Project Leader role involves simultaneously managing the life cycle of multiple small to medium‑size renovation and upgrade construction projects. This includes developing scope of work, line‑item pricing, negotiating with clients, and selecting subcontractors while working closely with client representatives to meet expectations.
Core duties include coordinating site‑visit meetings, documenting existing conditions, producing quantity takeoffs, and creating detailed line‑item estimates using estimating software. The leader prepares subcontractor bid packages, conducts pre‑bid meetings, and uses a submittal log to track required submissions. They also develop and maintain detailed construction schedules, supervise on‑site subcontractor activities, and ensure proper project close‑out documentation such as as‑built drawings, permits, warranties and O&M manuals.
Candidates should have a Bachelor’s (preferred) or Associate degree in Construction Management, Engineering or a related field, and at least seven years of experience in general construction, preferably with commercial or industrial contractors managing renovation projects and multi‑trade subcontractors. Prior Job Order Contracting (JOC) experience and familiarity with RS Means, Gordian or other unit price books are highly desired, as is experience in public‑sector projects.
Required skills include the ability to produce detailed lump‑sum and fixed‑price estimates, strong understanding of construction means and methods, proficiency with MS Project, Word, Excel and estimating/scheduling software, and solid oral and written communication for client interaction and negotiation. The role also demands teamwork, a clean driving record, ability to climb ladders, lift materials, and passing drug and medical screenings.
