The Leasing Coordinator is responsible for executing the community’s marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. This role handles all leasing activities, from prospect qualification and tours to lease preparation and move‑in coordination, while ensuring resident satisfaction throughout the lease term and driving renewal efforts.
- Perform all sales and leasing activities to meet revenue and occupancy goals, including prospect qualification, tours, applications, credit and background checks, lease preparation, and move‑in coordination.
- Inspect apartments before move‑in, confirm readiness, and coordinate any necessary maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Utilize property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage resident data, and capture demographic information.
- Ensure show units and marketing corridors meet company standards through daily inspections, merchandising, and coordination with maintenance.
- Follow up with prospects and new residents via email, thank‑you notes, calls, or cards to confirm leasing decisions.
- Support lease renewal program by preparing renewal letters, contacting residents before move‑out, and securing signed renewal documents.
- Respond promptly and courteously to resident or client concerns, taking action to resolve issues or relay requests to appropriate staff.
- Maintain all required state and local licenses or certifications.

The position requires the ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (or 50 lb with assistance), and to work in all weather conditions both indoors and outdoors. Flexible scheduling is essential, including evening, weekend and holiday “call” duties, and occasional travel to support other properties or attend training.
- Hold a valid driver’s license to operate a golf cart on the property.
