The Disposition Manager is responsible for managing the sale of investment properties acquired by the company. This role involves developing and executing sales strategies, managing investor/buyer relationships, pricing and marketing properties, and negotiating contracts to ensure profitable and timely exits.

  • Grow and nurture a database of cash buyers, investors, agents, and wholesalers. Maintain ongoing relationships to facilitate repeat and referral business.
  • Create and implement marketing strategies (e.g., email campaigns, property listings, investor blasts). Collaborate with the marketing/ops team for materials and promotions.
  • Manage Property Dispositions:
  • Oversee the sale process for all assigned properties from marketing to closing. Coordinate timelines, disclosures, and ensure compliance with company goals and local regulations.
  • Assess current market conditions to price properties competitively. Understand buyer preferences, investment criteria, and trends to optimize deal flow.
  • Work closely with acquisitions, transaction coordinators, and legal/compliance to ensure a seamless deal process.
  • Draft and review purchase agreements. Negotiate price and terms to maximize ROI while ensuring buyer satisfaction.
  • Build & Maintain Buyer Network:
  • Analyze Market Data:
  • Maintain accurate records on CRM platforms (e.g., Podio, Salesforce, InvestorFuse) regarding leads, offers, buyer feedback, and transactions.

  • Self-starter with the ability to manage multiple deals and deadlines
  • Real Estate License (preferred but not required, depending on jurisdiction)
  • Strong negotiation and closing skills
  • Familiarity with CRM systems and real estate platforms (e.g., MLS, PropStream, REI tools)
  • Excellent interpersonal and communication skills
  • Proven experience in real estate investment sales, wholesaling, brokerage, or acquisitions/dispositions
  • Working knowledge of real estate contracts and escrow processes
