The Superintendent I monitors job costs, taking actions to reduce expenses and maximize profits without compromising quality. Responsibilities also include overseeing subcontractors, coordinating material and equipment deliveries, and ensuring compliance with contract documents, safety standards, and quality requirements.
Key duties involve attending pre‑construction meetings, developing and managing project schedules and budgets, forecasting labor, equipment, and material needs, and handling permits, risk management, and field logistics. The Superintendent maintains daily logs, coordinates inspections and punch‑list activities, and prepares documentation for owner close‑out.
Candidates must have at least seven years of residential and mixed‑use construction experience, a minimum of three years in a supervisory capacity, and preferably a bachelor’s degree in Construction Management, Engineering, Architecture, or a related field. Experience with scheduling and job‑cost software such as Primavera, Microsoft Project, Procore, or Prolog is desired.
The position requires the ability to read blueprints, strong analytical and problem‑solving skills, high organization, and excellent interpersonal abilities to lead and motivate staff. Travel is required, with occasional overnight stays, and the work environment is a moderate‑noise construction site with physical demands including standing, walking, climbing, and lifting.
