Preparation of Subcontracts for execution in line with limits of authority
Accurate commercial reporting and contract administration. This includes (but is not limited to) interim payments, management of change accounts, cashflows, final accounting and contract administration
Converting the Project to an NEC4 Option A Contract for Construction
Managing supply chain relationships to ensure a consistent and coordinated approach to procurement
Communicating and liaising with the Client team in accordance with the contract
Procurement of work packages in line with the Project Procurement Strategy
Maintains detailed prelim forecasts and actual costs and intervenes were negative trends identified
Management of cost, value and profit
Procurement of the project in accordance with approved strategy, ensuring that orders are fully scoped, bought at best value and are correctly contracted in accordance with limits of authority
Valuing interim applications
Supports the project manager to manage project risk and opportunities
Manages the change process in accordance with the contract
Procures robust packages with an understanding of package interfaces
Conversion of the project from preconstruction to construction
Administration of NEC4 Contracts
Prepares bid documentation to ensure a fully defined tender
Preparation of internal monthly cost reports / cost to complete forecasts
Liaising and communicating with the Client team in accordance with the Contract
Production of Tender Recommendation Reports and Contract Sum Analysis
Management of bonds, PCGs, warranty insurances and associated risks
Procurement and preparing contracts for execution for Early Works and Surveys, in line with limits of authority.
Tendering subcontract works packages of medium to high value
You will ensure that the project is delivered in a safe, timely, efficient and sustainable manner, whilst achieving project targets, meeting client expectations and enhancing the reputation of the business
Manages cash flow to the benefit of the project and business

Experience working for a reputable main contractor as a commercial manager or quantity surveyor
NEC4 Contract experience and knowledge
Holds or working towards RICS or CIOB
Understand and apply commercial & financial procedures and reporting systems
Degree in Quantity Surveying or other construction related degree
Demonstrates skills in the avoidance and defence of claims
Advanced word-processing, Excel spreadsheet packages and fully conversant with BIW
Able to prepare subcontract documentation ready for engrossment by external parties
Robust implementation and management of commercial, legal, insurance and risk controls of the Project (including but not limited to OLi and PMTR/PID’s)
Good understanding of building technology / construction methods
Measurement and valuation techniques
Ability to read drawings and construction design information
