The On‑site Manager oversees daily operations of an assigned multifamily property, managing residents, activities, and resources to meet budgeted financial and operational goals. This role ensures compliance with company policies and all applicable housing laws, including Fair Housing, ADA, and the Fair Credit Reporting Act.
Leasing duties include being the primary point of contact for prospective and current residents, conducting tours, processing applications, collecting rent, and handling service requests. The manager maintains high occupancy, resolves complaints promptly, and creates resident communications such as newsletters and lease violation letters. Additional responsibilities involve organizing community events and maintaining curb appeal by preparing the leasing office and model units each day.
The manager contributes to budget development, analyzes financial statements, and sets rent rates to achieve targeted revenues, while overseeing lease enforcement, inspections, evictions, and fee collection. Market trends are monitored to shape short‑ and long‑term leasing strategies, and the manager works closely with the maintenance team to ensure timely service completion and resident satisfaction. Regular property inspections and owner liaison activities, including performance updates and tours, are also part of the role.
Qualified candidates possess strong interpersonal, project management, and analytical skills, with at least two years of property management experience—multifamily experience preferred. A bachelor’s degree is advantageous, and proficiency with AppFolio or comparable property‑management software, Microsoft Office, and basic bookkeeping is required. The role demands excellent oral and written communication, supervisory experience, attention to detail, confidentiality, and the ability to work in a noisy, open environment across multiple locations.
Physical demands include regular sitting, standing, walking, and occasional climbing, as well as extended periods of computer and phone use. The position requires flexible availability for nights, weekends, holidays, and occasional travel to support company events and owner meetings.
Compensation is hourly with bi‑monthly payroll, eligibility for an annual performance bonus, and participation in a 401(k) plan with company matching after one quarter. Employees receive a one‑third discount on market rent for an on‑site apartment, and the schedule involves variable dates and times, including nights, weekends, and overtime, with on‑site residence required.
