The Property Manager is responsible for the day‑to‑day operations of two or more assigned properties, overseeing team members, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with Company policies, Fair Housing, ADA, and other applicable laws.
Key duties include developing property budgets, analyzing financial statements and market trends, setting rent rates, collecting rent and fees, and preparing monthly financial reports. The role also involves approving vendor invoices, managing petty cash, enforcing lease terms—including applications, renewals, discounts, evictions, and late fees—implementing marketing and leasing strategies, and maintaining resident satisfaction through timely issue resolution. Regular property inspections, maintenance oversight, staff hiring and training, and owner relationship management are additional core responsibilities.
The position requires the ability to stand, walk, bend, climb ladders, and lift up to 25 lb independently (or 50 lb with assistance), as well as work in all weather conditions. Travel may be needed to support other properties or attend training, and the incumbent must be flexible to take on‑call duties during evenings, weekends, and holidays.
Compensation includes a base salary with eligibility for performance‑based quarterly or annual bonuses, depending on corporate or onsite structure.
