• Oversee service operations to achieve operational goals.
• Complete work orders, repairing or replacing appliances, plumbing, HVAC, and electrical systems.
• Provide quality customer service to prospective and existing residents.
• Train and develop maintenance team members to reach their full potential.
• Provide performance feedback, praise, and corrective action recommendations to the Property Manager.
• Assist in recruiting and interviewing potential maintenance staff.
• Manage organization of the maintenance shop and maintain property appearance.
• Research and evaluate current and potential maintenance products.
• Schedule and supervise in‑house and vendor work.
• Manage work orders and response times, ensuring completion within deadlines.
• Handle inventory, ordering, and delivery of supplies and equipment for maintenance.
• Ensure a safe, healthy, accident‑free environment meeting OSHA standards.
• Oversee unit turns and renovations to meet set timeframes.
• Walk apartments with the leasing team to assess damage and determine necessary work.

Requirements

Physical requirements include the ability to walk, stand, sit, and climb stairs while performing office work, inspecting apartments, and conducting tours. The role involves frequent lifting and carrying of items ranging from under 25 lb to occasional lifts of up to 150 lb, with approximately 60% of the time spent walking/climbing and 30% sitting.

Applicants must pass a background and reference check prior to the first day to verify employment eligibility.

• Minimum 8 years of general maintenance/repair experience, including 3 years in the apartment industry.
• Management experience required.
• EPA Universal certification required.
• Trade skills such as plumbing, electrical, HVAC, drywall, painting, roofing, cabinetry, etc.
• Trade licensing preferred.
• Tech‑savvy with proficient use of computers and basic software programs.
• Own tool kit and live within 30 minutes of the property with dependable transportation.
• Ability to accommodate a rotating on‑call schedule and lift or carry objects up to 50 lb.
