The Assistant Maintenance Manager supports daily maintenance operations, ensuring that all systems and equipment function efficiently. This role assists with repairs, preventative maintenance, service requests, vendor oversight, and prepares apartments for move‑in while upholding safety, quality, and resident satisfaction.
- Complete resident work orders promptly, meeting 24‑hour and 48‑hour guarantees.
- Perform maintenance and repairs on HVAC, electrical, plumbing, carpentry, drywall, appliances, and exterior structures.
- Conduct routine inspections and preventative maintenance on equipment, tools, and common areas.
- Assist the Maintenance Manager with daily operational tasks.
- Prepare vacant apartments for new residents per the Total Quality Make‑Ready (TQMR) program.
- Provide emergency and on‑call maintenance support as needed.
- Support the team with additional duties to maintain property standards.

- Proven experience in multifamily property maintenance or facilities management.
- HVAC certification required; CPO certification preferred.

- Ability to work flexible schedules and participate in on‑call rotation.
- Ability to lift/carry up to 75 lb (rare), 25‑75 lb (occasional), 1‑25 lb (constant).

Reporting to the Maintenance Manager and based at Balmoral Village, the position offers up to $26.50 per hour depending on experience.
