Under the direction of the Community Manager, the Leasing Specialist supports and assists with all aspects of community operations.
The role supports customer service and leasing responsibilities and upholds leasing and marketing standards, including telephone marketing, greeting prospective residents, gathering prospect information, setting appointments, showing ready and model apartments, generating quotes, closing leases, securing deposits, and assisting residents with rental application completion and credit verification.
Additional duties include ensuring all tax credit requirements are followed, preparing paperwork for new and renewal lease agreements, inserting approved renewal rates, delivering renewal letters, reviewing resident files and accounting records for unpaid or late fees, communicating with residents about outstanding balances, implementing collection procedures for delinquencies, and enforcing leases to maximize revenue.
The Leasing Specialist also assists the Community Manager in organizing resident activities, preparing newsletters, and maintaining resident loyalty and retention.

Qualified candidates must have a minimum of three years' experience as an onsite Leasing Consultant in multifamily housing, hospitality, or a similar field, a high school diploma or equivalent, and the ability to communicate in English. Preferred credentials include the Housing Credit Certified Professional (HCCP) designation for LIHTC and the Certified Occupancy Specialist (COS) designation for Section 8, as well as at least one year of experience in LIHTC communities.
