The role oversees and performs technical and mechanical work to ensure that interior and exterior buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality.
- Assists and completes work orders generated from resident requests and routine upkeep, diagnosing defects and making repairs per policies, safety standards, and code requirements.
- Oversees and completes the “make‑ready” process for vacant units, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
- Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar quality.
- Periodically inspects work performed by service team members to assess policy effectiveness and develop corrective action plans.
- Periodically inspects contractor and vendor work to verify compliance with quality standards, scope, and specifications.
- Maintains adequate inventory of spare parts and maintenance materials, coordinating with Community Manager to order supplies within budget.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists Community Manager in budgeting for regular repairs, maintenance, and capital projects.
- Supports cost‑cutting programs by repairing rather than replacing parts, minimizing waste, and using tools correctly.
- Conducts scheduled Greystar safety meetings, ensures MSDS sheets are current, and stays up‑to‑date on OSHA and related safety regulations.

- Demonstrates customer service skills by treating residents respectfully, answering questions, and responding promptly to maintenance complaints and work orders.
- High school diploma, GED, or equivalent experience and training.
- Experience in property‑management maintenance, building maintenance, or a related trade.
- Must provide own hand tools (unless prohibited by law) and be skilled in safe use of hand, power, and mechanical tools.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact effectively with residents, clients, and team members.
- Strong written and verbal communication skills for representing management and handling policy inquiries.
- Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.
- Mathematical skills for basic arithmetic and financial document review.
- EPA Type I and II or Universal certification required for HVAC work involving refrigerants.
- Must hold all state and local certifications required for the role.
- Valid driver’s license required to operate a golf cart on the property, if applicable.
- Must be able to stand, walk, sit for extended periods and perform physical tasks such as bending, stooping, climbing ladders, reaching, carrying, and crawling in confined areas.
- Able to work indoors and outdoors in all weather conditions.
- Must be able to lift/manipulate up to 25 lb independently and up to 50 lb with assistance.
- May require local travel for meetings, training, or other responsibilities.
- Must be able to work a flexible schedule, including on‑call evenings, weekends, and holidays.
Benefits
The hourly rate for this position ranges from $30.00 to $33.00, with additional compensation determined by business needs, experience, skills, and location. The role may be eligible for quarterly or annual bonus programs, depending on corporate or on‑site position structures.
