The Handyperson, reporting to the Property Manager or Building Superintendent, performs routine maintenance, grounds upkeep, and minor repairs using hand and power tools, while adhering to safety policies and responding to emergency on‑call duties as needed.

• Monitor building and grounds to ensure a neat, clean presentation.
• Perform minor painting, plumbing, electrical wiring, carpentry, and related maintenance using hand tools.
• Follow all written and verbal instructions.
• Store supplies in appropriate locations.
• Maintain grounds through mowing, shrub trimming, flower‑bed cultivation, and removal of snow, ice, and debris.
• Remove trash and dispose of it in designated areas.
• Keep tools and equipment clean, orderly, and safe.
• Secure the building during and after jobs; report security violations to management.
• Report major repair needs to the supervisor.
• Address emergency maintenance problems or environmental hazards immediately.
• Follow company policies and safety procedures.
• Perform emergency on‑call duties as assigned.
• Work both inside and outside in all weather conditions.
• Perform medium to heavy physical work, including lifting up to 100 lb and frequent lifts up to 50 lb.
• Interact with residents and handle complaints with discretion.
• Use hand tools for maintenance, landscaping, and construction.
• Operate power tools such as circular saws, drills, grinders, trimmers, hedge trimmers, floor cleaners, carpet shampoo machines, drain cleaners, chainsaws, and key machines.

Requirements

• Demonstrate good eye‑hand coordination.
• High school diploma or equivalent preferred (not required).
• 1–2 years of maintenance or construction supervision experience preferred.
• Basic knowledge of janitorial procedures.
• Possess ALC lead‑paint certification.
