- Participates in Underwriting Meetings and on project teams as needed.
- Issues appropriate credit decision based on underwriting review in combination with eligibility elements in the file.
- Reviews loan application and supporting documentation according to Pulte Mortgage and specific investor guidelines.
- Collaborates with Loan Processors, Loan Consultants, and Closers on specific loan files to close loans on time.
- Reviews and clears conditions as needed to complete loan file and issues a final loan decision.
- Maintains acceptable quality control finding percentage and responds timely to audits.
- Effectively communicates credit decision with Loan Processors and Loan Consultants.
- Handles decision escalations with product specialist team.
- Reviews files based on the traditional guidelines or automated underwriting system findings, as appropriate, and verifies file documentation supports findings.
- Maintains an established production standard.
- Assists Loan Processors, Closers and Loan Consultants with questions on specific loan files and interpretation of feedback reports from automated systems.

- Minimum High School diploma or equivalent.
- 1-3 years Mortgage Underwriting experience highly preferred.
- Current, working knowledge of mortgage industry regulations, policies, and procedures.
- Exceptional attention to detail to thoroughly analyze loan applications, review documentation, and identify any discrepancies or risk factors.
- Minimum 3-5 years prior Mortgage Operations experience.
- Excellent communication skills to effectively interact with different mortgage teams, and other stakeholders.
- Proficiency in Microsoft Office Suite required.
- Ability to collaborate with team members from various mortgage functions.
- Proficient time management skills to prioritize tasks efficiently, meet deadlines, and handle a high volume.
- Adept at researching underwriting guidelines using Product Profiles, Selling Guides, and other tools provided to reach sound loan decisions.
- Experience in underwriting conventional conforming.
