The Development Intern role supports the Central division across the full lifecycle of assets, from acquisition and development to management and disposition. This part‑time, hourly position is based in Dallas and covers opportunities throughout Texas, providing analysis, research, and administrative assistance to the development team.
Key duties include underwriting investment opportunities, preparing presentation materials, and drafting letters of intent. The intern will track the development pipeline, generate weekly and ad‑hoc reports, and update underwriting models as new information emerges. Additional responsibilities involve market research, financial modeling, due‑diligence preparation, and reporting for internal and external stakeholders.
Non‑essential but valuable activities encompass networking at industry conferences, staying current on local market trends through publications, and maintaining relationships with CRE professionals. Support for the data analytics team in building dashboards and collaboration tools also falls within the role.
- Underwrite and evaluate investment opportunities; update underwriting templates for accuracy.
- Prepare internal presentation materials and draft Letters of Intent for active deals.
- Track pipeline deals, generate weekly update reports, and create comparative analyses.
- Monitor development team production goals and key contract dates.
- Update deal underwriting as due‑diligence information becomes available; support design meetings.
- Assist with construction obligations such as monthly draws, budget reforecasting, and investor requests.
- Conduct market research including jobs/permit tracking, supply analysis, and site tours.
- Maintain a database of competitor premiums, amenities, cap rates, and sale/comps data.
- Create and refine financial models for cash flow, valuation, and reforecasting.
- Prepare hold/sell, refinance, and ad‑hoc investment analyses; produce quarterly rent comps.
- Develop due‑diligence materials for asset capitalization and disposition.
- Evaluate third‑party data platforms to improve portfolio efficiency and standardize processes.
- Prepare and distribute operational reports; collaborate on investment management dashboards.
- Attend industry conferences and build networking relationships within the CRE sector.
- Stay informed on local real‑estate market trends through publications and professional contacts.

Candidates should be pursuing or holding a Bachelor’s degree in Business, Finance, Accounting, Real Estate, Engineering, Math, or a related field. Prior coursework or internships that demonstrate competency in financial analysis and return metrics (NOI, Cap Rate, IRR, NPV, etc.) are essential, along with strong analytical and communication skills.
