The Leasing Manager oversees all leasing and marketing activities at a property, partnering with the Community Manager to set leasing goals and develop a strategic plan that achieves budgeted occupancy. This role leads the leasing team, drives effective resident relations, and ensures the property meets performance targets.
Key duties include ensuring staff use effective leasing techniques, maintaining accurate lease documentation and reporting, auditing lease files for policy compliance, handling resident complaints, and creating resident‑retention programs such as events, promotions, and newsletters. The manager also shows, leases, and moves in prospective residents.
In marketing, the manager assists in developing the annual marketing plan and budget, implements campaigns to generate traffic, monitors leasing and renewal progress, and oversees leasing‑renewal events. Responsibilities also include weekly market surveys, product knowledge of the property and competition, and applying sales strategies to meet occupancy goals.
Personnel responsibilities involve supporting the Community Manager in recruiting, hiring, training, coaching, and developing on‑site staff, ensuring ongoing training and compliance with Asset’s benchmarks, promoting staff harmony, and enforcing company policies.
Administrative duties cover delivering excellent customer service, monitoring maintenance request turnaround, maintaining property appearance through regular inspections, supervising business operations, and managing property resources, equipment, and vendor relationships cost‑effectively.
Candidates must have a high‑school diploma or equivalent (a bachelor’s degree is preferred) and at least one year of housing‑industry experience. Basic computer skills, proficiency with on‑site software, and knowledge of Fair Housing Laws and OSHA requirements are required.
The role requires regular standing or sitting, frequent use of ladders and stairs, occasional lifting of objects up to 25 lb, and the ability to work overtime, weekends, nights, and in varied weather conditions.
Compensation includes an hourly rate of $18‑$25 plus a total‑rewards package featuring medical, dental, vision, life, accidental and disability insurance, 401(k) matching, commission and performance bonuses, paid sick days and company holidays.
