Oversee maintenance operations, ensuring vacant units are made rent-ready within 7 calendar days. Perform turnkey work as needed and inspect all make-readies prior to move-ins to ensure property standards are met
Maintain the physical condition of the property in accordance with safety and operational standards
Perform on-call emergency services as needed, in rotation with the Maintenance Team
Run a preventative maintenance program to minimize emergency repairs
Address resident requests and work orders promptly, including HVAC, plumbing, and electrical issues
Collaborate with the Property Manager to schedule staff and ensure tasks are completed on time and within budget
Prioritize and address service requests and repairs in a timely and accurate manner
Assist maintenance technicians as required
Help secure competitive bids for major expenses
