Engage with and resolve site and resident issues that cannot be managed by onsite personnel
Partner effectively with Human Resources, Recruiting and Regional associates to hire and develop new onsite associates
Review activity reports, tracking progress towards occupancy including sales conversion ratios, pricing, renewals, operating revenue and expense goals and objectives; take corrective actions as needed to ensure company metrics are met on a consistent basis
Oversee capital improvement projects and renovations and prepare and implement phasing and execution of capital plans, engage Director/Asst Director of Maintenance for all qualified capital improvements as approved by Regional Vice President of Operations
Participate, approve, and manage marketing efforts to increase occupancy and drive brand standards including but not limited to resident events, property outreach and google review initiatives
Responsible for oversight, preparation, and presentation of monthly financial business review reports
Ensure that payroll related responsibilities (including but not limited to timesheets, bonuses, commissions, status changes, etc.) are submitted accurately and timely as required per policy/procedures
Conduct routine inspections of all interiors, exteriors, common space, curb appeal and maintenance facilities to ensure cleanliness, brand standards, and marketability
Evaluate monthly financial statements, including accurate review of all payables, receivables, and reclasses/accruals
When necessary, to address deficiencies in curb appeal, building maintenance and safety provide recommendations and perform oversight of projects needed to rectify deficiencies
Engage with Property Managers concerning all property, resident, and personnel matters
Establish and adhere to a weekly schedule ensuring routine site visits are being completed and effective communication with direct reports is occurring
Advocate for all new initiatives within the organization; drive initiatives with onsite team members, provide training as needed and ensure site engagement on new initiatives
Ensure confidentiality for direct reports, co-workers, management, and residents (current and past)
Weekly/Monthly/Annually assess marketing efforts to determine effectiveness; when asset is underperforming to market or budget prepare, present, and implement recommendations to correct deficiencies
Monitor income and expenses to meet budgetary goals and when falling short of budgetary goals; present and implement strategies to address deficiencies
Review activity reports, tracking progress of work order completion time, make ready completion time, unit renovations and preventative maintenance ensuring company metrics are met on a consistent basis
Adhere to local, State, and Federal Fair Housing policies
Assist Property Managers in developing onsite performance metrics, goals and strategies related to property performance and teamwork values
Develop and implement monthly/annual business plans including marketing strategies, staffing plans, revenue generating programs and general performance goals
Ensure accurate market data is being gathered and used to optimize rent growth
Train, mentor, evaluate and appropriately reward/discipline all direct reports including completing annual associate reviews, ensuring proper staffing levels, and performing Property Manager duties when needed
Effectively communicate and conduct business with co-workers, residents, vendors, and supervisors in a respectful and professional manner
Supervises all property operations ensuring that standardized practices, polices, and procedures are being adhered to
Responsible for preparing annual operating budgets that align with the company’s expectations for Rental Income, Net Rental Income, Expenses, Net Operating Income, and Capital Expenses
