Asset Manager - Facilities Management

Description

• Oversee daily FM operations across all facilities in the network, ensuring all the FM portfolio are functioning safely, reliably, and efficiently.
• Champion a “Zero Harm” safety culture; ensure all FM activities meet WHS, ONRSR, and environmental standards.
• Lead condition, performance and lifecycle modelling across FM assets using the Asset Information System (AIS) Maximo and BIM.
• Act as contract owner for FM service contracts (M&E, fire, security, cleaning, landscaping, waste, etc.) and manage day-to-day contractor deliverables
• Respond to incidents, alarms, or service interruptions affecting facilities infrastructure and coordinate restoration actions.
• Build cooperative working relationships with Operations, Engineering, WHS, and external partners (Sydney Metro, TfNSW, utilities, airport stakeholders).
• Support the OCC and operations teams in readiness for special events, engineering hours, and weekend possessions.
• Manage the Facilities Asset Portfolio, ensuring FM systems achieve performance, compliance, and lifecycle targets.
• Provide expert input into configuration control, warranty management, defect liability period resolution, and obsolescence planning.
• Be the Lead for the FM function for a landmark driverless metro system.
• Oversee supplier performance reviews, KPI dashboards, and monthly contract meetings. Prepare daily and weekly performance dashboards summarising asset availability, maintenance completion, defects, and contractor performance.
• Inspect station and depot FM systems regularly, verifying compliance with statutory maintenance schedules and standards (WHS, Building Code of Australia, ONRSR).

Requirements

• Tunnel Ventilation (TVS) and Building Management (BMCS/TVCS);
• Certification in Procurement, Contract Management or similar will be advantageous
• Experience managing Technically Assured Organisations (TAO)
• Strong technical knowledge of building services systems (Fire, HVAC, BMS, Electrical, Hydraulics, Security)
• Proven record managing contracts and suppliers in PPP/O&M environments.
• Experience and Capability in AIS system Maximo advantageous.
• Full NSW Car Drivers Licence with no restrictions
• Mechanical/HVAC systems – plant, chillers, and ventilation;
• Join a global operator (RATP Dev) with 100+ years of public transport expertise with international exposure to other RATP .
• Trade Qualification and/or Engineering Qualification
• 5+ years’ experience in facilities asset management or O&M within large infrastructure projects (rail or GOA4 networks advantageous)
• Knowledge with WHS (ISO 45001), Environmental (ISO 14001), Quality Management Systems (ISO 9001), Fire Life Safety (AS1851), Facilities Management (AS ISO 41001) and Building Management Codes and Practices
• Certification in Facilities Management or Asset Management.
• Physical Security – CCTV, alarms, and patrols.
• Experience in ISO 55001 systems, lifecycle modelling, and assurance frameworks.
• Vertical Transport (VT) – lifts & escalators;
• Electronic Access Control (EACS) and TIDS systems;
