Description

The primary goal is to provide residents with a clean, well‑maintained living environment. Duties include general grounds upkeep, handling deliveries, moving appliances, and assisting with repairs as directed by management.

Key responsibilities encompass maintaining the outdoor area, reporting needed repairs, performing interior and exterior painting when asked, distributing resident communications, keeping storage spaces tidy, adhering to EPA and OSHA regulations, removing snow, operating landscaping equipment, and managing supplies and vendor trips.

• Walk the property to remove trash, litter, and debris.
• Report major repairs and needs to the maintenance team.
• Perform interior and exterior painting duties when requested.
• Distribute communications to residents.
• Clean and maintain storage areas.
• Follow EPA, OSHA, and related regulations for hazardous materials.
• Remove snow and operate a salt spreader.
• Operate lawnmower and other landscaping equipment.
• Ensure compliance with local codes for permits, signage, and pools.
• Retrieve replacement parts and supplies from vendors.
• Lift up to 50 lb, climb ladders, walk roofs, and perform stooping/kneeling/bending.
• Interact professionally with prospects, residents, peers, and management.
• Maintain a neat, clean, and professional appearance on the job.
• Commute to vendor locations for parts and supplies.

Requirements

Applicants should have at least a high school diploma, be able to lift 50 lb, climb ladders, and work on roofs, and be capable of stooping, kneeling, and bending. They must interact professionally with prospects and residents, obtain Fair Housing certification, know OSHA regulations, and be available evenings and weekends while maintaining a neat, professional appearance.
