The Leasing Agent role supports a stabilized, mid‑rise community of 177 units, working Thursday‑Monday. The position is responsible for coordinating marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention goals. Candidates should have 1‑2 years of related experience, be commission‑eligible ($175 per rental), and be proficient with Yardi CRM.
- Perform sales and leasing activities to meet occupancy and revenue goals, including prospect qualification, tours, applications, credit screening, lease preparation, and move‑in coordination.
- Inspect apartments before move‑in, ensure readiness, and coordinate any required maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral, employer outreach, and internet advertising on platforms like Craigslist and Facebook.
- Utilize property‑management software (OneSite, Yardi) to track availability, record traffic, manage data, and capture resident demographics.
- Maintain show unit quality by daily inspections, communicating upkeep needs, merchandising, and preparing the leasing office for daily activities.
- Follow up with prospects and new residents via email, thank‑you notes, cards, or calls to ensure satisfaction and secure leases.
- Support lease renewal program by preparing renewal letters, meeting with residents before move‑out, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and owner concerns, taking action to resolve issues or forwarding requests to appropriate staff.

Incumbents must hold any state‑required licenses and a valid driver’s license to operate a golf cart on‑site. The role requires standing, walking, climbing ladders, and lifting up to 25 lb independently (or 50 lb with assistance), as well as the ability to work in all weather conditions and flexible hours, including evenings, weekends, and holidays.
