The Community Manager leads day‑to‑day operations of an assigned property, directing staff, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other multifamily regulations.
Responsibilities include developing and monitoring budgets, setting rent rates, collecting and posting rent, making bank deposits, and preparing monthly financial reports; approving vendor invoices, verifying insurance, coding charges, and managing communications with accounting and owners; enforcing lease terms, processing applications, conducting inspections, handling evictions, and collecting fees; analyzing market trends to drive leasing strategies; addressing resident complaints promptly to boost satisfaction and retention; supervising maintenance staff to meet service standards; conducting regular property inspections for safety and appearance; and hiring, training, and evaluating property personnel.
The role requires standing, walking, and lifting up to 25 lb (or 50 lb with assistance), climbing ladders, and working indoors and outdoors in all weather conditions; occasional travel may be needed, and flexibility to be on‑call during evenings, weekends, and holidays is essential.
Salary ranges from $75,000 to $90,000, with eligibility for quarterly or annual bonuses based on individual and company performance; onsite positions may also receive weekly, monthly, or quarterly incentive programs.
