Description

The Senior Maintenance Manager works with the Community Manager and Assistant Manager to boost net operating income by safely maintaining the interior and exterior of the property within approved budget levels, while also driving resident retention through prompt, safe, and efficient repairs.

• Supervise maintenance staff and develop a skilled team of technicians.
• Manage operating budget, obtain competitive bids, and process purchase orders and invoices.
• Review, prioritize, and track work orders to ensure timely completion and resident satisfaction.
• Oversee property cleanliness, safety, fire code compliance, and construction projects; report injuries promptly.
• Troubleshoot and repair HVAC, electrical, plumbing, and other systems.
• Respond to maintenance emergencies, liaise with property managers, and follow up with residents.
• Maintain accurate records and implement cost‑saving initiatives.
• Conduct preventative maintenance, provide on‑call after‑hours support, and ensure OSHA compliance.
• Mentor and train team members to enhance skills and efficiency.
• Work primarily on‑site, exposed to outdoor elements, confined spaces, heights, and potentially hazardous areas.

Requirements

• Hold EPA certification; CPO preferred; proficient with Microsoft Office and project management tools.
• Minimum two years multifamily maintenance experience and at least one year supervisory experience.
• Meet physical requirements: lift up to 50 lb, climb ladders, use power tools, read blueprints, and operate computer equipment.
• Hold a valid driver’s license and pass background check; employment contingent on E‑Verify.

Compensation for this role is an anticipated hourly rate of $55‑$58 plus monthly bonuses and the competitive benefits package described.
