* Monitor contractor performance against KPIs and drive continuous improvement.
* Handle service recovery and investigate complaints to achieve high levels of customer satisfaction.
* Provide technical advice and produce reports, including expert witness services where required.
* Develop and implement strategies to optimise the condition and performance of our homes.
* Conduct property assessments to identify maintenance needs, risks, and improvement opportunities.
* Collaborate with maintenance teams to plan and schedule works.
* Ensure compliance with building codes, safety standards, and regulatory requirements, staying up to date with legislation.
* Survey properties for Aids & Adaptations or self-funded home improvements.
* Diagnose and report damp, mould, and disrepair cases.
* Monitor expenditure and ensure cost-effective solutions.
As a Surveyor in our Repairs & Maintenance team, you’ll use your technical expertise to safeguard the long-term integrity of our housing portfolio. From diagnosing damp and disrepair to ensuring compliance and delivering high-quality standards, your work will make a real difference to the homes and lives of our residents.
* Manage budgets and costs using NHF Schedule of Rates (M3NHF).
* Process out-of-contract requests and apply the right repairs solution.
* Write specifications, manage tender processes, and ensure procurement policies are followed.
* Ensure all projects are fully CDM compliant.
* Identify and manage risks across cost, programme, and health & safety.
* Manage and maintain the property portfolio through regular surveys and inspections.
* HNC, degree, or equivalent in Surveying, Civil Engineering, Construction, or related field (desirable).
* Full clean UK driving licence and access to a car (essential for South London coverage).
* Excellent communication and interpersonal skills, with the ability to engage residents and stakeholders and resolve complaints effectively.
DBS Level: Standard
* IT proficiency, including Microsoft Office, with the ability to produce clear technical reports.
* Experience with NHF Schedule of Rates (M3NHF) for cost control.
* Understanding of CDM Regulations 2015 and their application in housing.
* Minimum 2 years’ experience in housing regulations, building codes, and safety standards.
* GCSEs (A*-C) in Maths and English or equivalent.
* Knowledge of HHSRS and relevant legislation.
This role is perfect for someone with experience in Housing Associations, Local Authorities, or other Social Housing environments; someone who understands what it takes to maintain homes to the highest standards, ensure regulatory compliance, and deliver responsive, resident-focused services.
* Strong knowledge and diagnostics of damp and mould, including experience with disrepair cases.
