Ensure cleanliness of grounds, breezeways, and common areas
Maintain resident satisfaction through proactive communication and service
Maintain shop organization, inventory, and equipment logs
Conduct monthly safety meetings and ensure compliance with ADA requirements
Supervise, train, and schedule maintenance staff to ensure coverage during operating hours
Coordinate vendor services and review contractor work for quality
Foster a culture of safety, accountability, and resident service
Develop and execute schedules for common areas, amenities, HVAC, irrigation, and pools
Manage vendor relationships and purchase supplies within budget guidelines
Conduct regular team meetings to review priorities, safety, and performance
Conduct quarterly unit inspections and seasonal maintenance
Oversee timely completion of work orders (24-hour response standard)
Adhere to OSHA/EPA standards and maintain required logs and records
Respond to emergencies and provide on-call coverage as needed
Ensure quality move-ins and move-outs with thorough inspections

Strong organizational, communication, and customer service skills
