Maintenance Supervisor

Description

• Ensure cleanliness of grounds, breezeways, and common areas
• Maintain resident satisfaction through proactive communication and service
• Maintain shop organization, inventory, and equipment logs
• Conduct monthly safety meetings and ensure compliance with ADA requirements
• Supervise, train, and schedule maintenance staff to ensure coverage during operating hours
• Coordinate vendor services and review contractor work for quality
• Foster a culture of safety, accountability, and resident service
• Develop and execute schedules for common areas, amenities, HVAC, irrigation, and pools
• Manage vendor relationships and purchase supplies within budget guidelines
• Conduct regular team meetings to review priorities, safety, and performance
• Conduct quarterly unit inspections and seasonal maintenance
• Oversee timely completion of work orders (24-hour response standard)
• Adhere to OSHA/EPA standards and maintain required logs and records
• Respond to emergencies and provide on-call coverage as needed
• Ensure quality move-ins and move-outs with thorough inspections

Requirements

• 2–3 years of hands-on maintenance experience (HVAC, plumbing, electrical)
• Ability to lift heavy loads, work weekends/on-call, and manage multiple priorities
• HVAC/EPA certification required
• Supervisory experience in multifamily or student housing
• Student housing work experience required (not just preferred)
• Strong organizational, communication, and customer service skills
