Coordinate with external vendors and contractors for larger repair and maintenance projects.
Manage inventory of maintenance supplies and equipment.
Place orders for supplies as needed, ensuring cost-effectiveness.
Ensure all contracted work is completed to company standards and within budget.
Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, and general repairs.
Schedule and assign maintenance tasks to ensure timely completion.
Manage and improve the process for the turn of apartments during specified move out periods.
Respond promptly to maintenance requests and ensure efficient and effective resolution.
Responsible for maintaining a high standard of overall appearance, upkeep, and condition of an assigned multi-family/commercial property.
Train, manage and delegate work orders to one other Maintenance Tech.
Supervise and provide guidance to one maintenance technician.
Responsible for the upkeep of all property functions including; plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis & repair and overall appearance of property.
Conduct routine inspections to identify and address maintenance issues proactively.
Monitor expenses and identify cost-saving opportunities.

REQUIRED; 3+ years experience with apartment/property maintenance
Excellent leadership and communication skills.
REQUIRED; Must have hands-on experience in general maintenance including but not limited to; plumbing, HVAC, electric, hot water heaters, window/door replacement, appliance diagnosis & repair
REQUIRED; Previous supervisory experience
Basic computer skills for record-keeping and communication; experience with Entrata a huge plus!
PREFERRED; Current 608/Universal Certification
Knowledge of local building codes and regulations.
Ability to multitask, prioritize, and manage time effectively.
REQUIRED; Valid driver's license and reliable transportation.
