This role oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. The position supports a lease‑up community of 451 units, working a Monday‑Friday schedule (9 am‑6 pm) with on‑call duties as needed.
- Diagnose and repair resident service requests and routine upkeep per policies and codes.
- Manage make‑ready process for vacant units, including inspections, punch list, vendor scheduling, supplies, and final inspection.
- Develop cleanliness and appearance standards for community grounds, amenities, exteriors, interiors, and common areas.
- Inspect team members’ work periodically and create corrective action plans.
- Inspect contractors’ work to ensure quality, scope, and specifications compliance.
- Maintain inventory of spare parts and coordinate supply orders with Community Manager within budget.
- Perform monthly preventative maintenance per policy.
- Assist Community Manager with budgeting for repairs, maintenance, and capital projects.
- Promote cost‑saving by repairing parts, minimizing waste, and proper tool use.
- Conduct safety meetings, keep MSDS sheets current, and stay compliant with OSHA and safety regulations.
- Provide respectful, responsive customer service to residents and team, handling complaints efficiently.
