The Maintenance Supervisor is responsible for overseeing and performing technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
In this role you will manage the maintenance team, conduct hiring, orientation, and training, lead the full “Make Ready” process, complete resident work orders, diagnose and repair issues, and inspect the work of both internal staff and external contractors to maintain quality and compliance.
You will maintain inventory of spare parts and supplies, collaborate with the Community Manager on budgeting for maintenance and capital expenses, implement cost‑cutting measures, perform monthly preventative maintenance, and lead safety meetings to ensure regulatory compliance.
The position requires a flexible schedule, including evenings, weekends, holidays, and on‑call duties, and involves exposure to outdoor elements and routine local travel.
Qualifications include a high‑school diploma or GED, 1–3 years of supervisory experience, preferably 2–3 years in apartment maintenance, knowledge of OSHA and MSDS standards, strong communication and computer skills, proficiency with property‑management software, a valid driver’s license, EPA refrigerant certifications, and required pool operator certifications.
