Assistant Maintenance Supervisor

Description

The Maintenance Specialist is responsible for daily upkeep of the apartment community, reporting to the Service Tech Supervisor and assuming supervisory duties when needed. This full‑time, on‑site role follows a Sunday‑through‑Thursday schedule and includes on‑call emergency availability.

• Perform light repairs on appliances, electrical fixtures, plumbing, and household items; replace broken glass, locks, tiles, carpets, screens, and appliances.
• Paint interior and exterior spaces and complete minor carpentry such as fixing doors, windows, shelving, and floors.
• Provide custodial support for apartments and common areas, including sweeping, mopping, vacuuming, trash removal, window cleaning, and carpet shampooing.
• Maintain grounds by picking up trash, pulling weeds, and assisting with exterior repairs like concrete, fencing, roofing, and masonry.
• Refurbish units for turnover, support inspections, and replace flooring, fixtures, and appliances as needed.
• Conduct scheduled preventative maintenance per manufacturer guidelines and keep knowledge of utility shut‑off points and system maps.
• Keep accurate records of work orders, inspections, inventory, and turnover activities; submit purchase orders and follow safety policies.
• Communicate professionally with residents during service requests and support the Resident Education Program.
• Collaborate with the team to uphold property standards, participate in emergency standby rotations, and promote a clean, safe community environment.

Compensation is determined by business requirements, experience, skills, and geographic location. In addition to base salary, the role may qualify for performance‑based bonuses paid on a bi‑weekly, monthly, quarterly, or annual schedule.
