Development Manager - Entitlements/Due Diligence

Description

• Lead and coordinate due‑diligence activities with internal teams and external consultants for site acquisitions across the Americas.
• Supply technical input to the Acquisitions team for market evaluations.
• Review seller‑provided documentation for accuracy, completeness, and development feasibility.
• Assess geotechnical investigations, environmental site assessments, and zoning/entitlement requirements for data‑center projects.
• Collaborate with the DE&C pre‑construction team to define scope of work based on due‑diligence findings.
• Direct land‑use attorneys, civil engineers, and environmental firms to evaluate project risks and permit timelines.
• Manage third‑party environmental and geotechnical consultants to ensure timely reporting.
• Integrate inputs from design, construction, development, and legal groups to create comprehensive development schedules.
• Present findings, risks, and recommendations to senior leadership using due‑diligence trackers and Gantt charts.

Requirements

• 5–10 years of front‑end site development, design, construction, or technical due‑diligence experience, preferably in data‑center or industrial projects.
• Strong understanding of zoning, permitting, entitlements, utility coordination, geotechnical and environmental review processes.
• Proven ability to lead cross‑functional due‑diligence efforts on large‑scale real‑estate or infrastructure projects.
• Excellent organizational and project‑management skills, capable of handling multiple deals simultaneously.
• Experience procuring and managing consultant scopes, schedules, and budgets.
• Strong written and verbal communication skills for presenting complex findings to executive stakeholders.
• PMP, PE, or similar certification is a plus.
