Tasks

-Lead all aspects of the real estate development process, from feasibility and due diligence through to final delivery. -Guide environmental consultants and remediation strategy on contaminated sites. -Participate in leadership team initiatives including incentive planning, performance evaluation, and team building. -Build and maintain a high-performance team, fostering a culture of collaboration, accountability, and excellence. -Act as a key leader in the company’s strategic planning, target setting, and long-term vision. -Support the acquisitions team during due diligence on prospective development sites, especially environmentally sensitive properties. -Negotiate with municipalities, city officials, legal representatives, consultants, and external agencies to advance entitlements and approvals. -Manage contracts and agreements with consultants, contractors, and city managers. -Oversee preparation of detailed development proformas, feasibility analyses, and project cash flows. -Mentor and develop the next generation of development leaders within the organization. -Collaborate cross-functionally with internal teams (acquisitions, construction, marketing) and external stakeholders (municipalities, consultants, contractors). -Lead public engagement efforts and represent the company in community consultations and policy sessions. -Champion a corporate culture focused on accountability, cost control, efficiency, innovation, and ethical business conduct. -Manage project schedules, budgets, and overall execution of multiple concurrent developments. -Refine and improve development systems, templates, and workflows to ensure efficiency and scalability.

What You Bring

-High attention to detail with the ability to manage multiple projects under tight timelines. -Proven track record leading complex development projects from concept to completion. -12+ years of progressive experience in real estate development, with a strong background in residential multifamily projects. -Post-secondary degree in Development Management, Urban Planning, Architecture, Engineering, or related discipline. -Deep familiarity with the BC municipal planning process, entitlement pathways, and building code compliance. -Entrepreneurial: Strategic thinker with a hands-on approach to problem-solving and opportunity identification. -Proven leadership in mentoring and managing cross-disciplinary teams. -Strong financial acumen and proficiency in proforma modeling and cost evaluation. -Excellent negotiation, communication, and interpersonal skills. -Architectural background considered a strong asset.

Benefits

-Base Salary: $200,000 – $300,000 (commensurate with experience) -Paid Vacation: 4 weeks -Performance Bonus -Comprehensive Benefits Package
