- Assist in overseeing building and grounds upkeep and maintenance.
- Walk and inspect property, including vacant units, to ensure standards are met.
- Respond to service requests within 24 hours and communicate delays to residents.
- Oversee maintenance of grounds, trash areas, and common areas.
- Be available for emergency calls per GoldOller after‑hour policy.
- Manage regular maintenance of building exteriors, interiors, and common areas.

- Knowledge of property‑management maintenance policies and procedures.
- Understanding of Fair Housing, Fair Credit Reporting Act, ADA, landlord‑tenant law, OSHA, and local building codes.
- Strong verbal and written communication skills.
- Minimum 2 years multifamily housing maintenance experience.
- Ability to lift/push/pull/carry up to 80 lb and perform physical tasks (standing, walking, squatting, climbing, etc.).
- Valid driver’s license and reliable personal automobile.
- Own tools for routine maintenance.
- Training/experience in carpentry, plumbing, electrical, painting, refurbishing.
- EPA/HVAC certification (required).
- Certified Pool Operator (CPO) or Certified Apartment Maintenance Tech (CAMT) preferred.
- Availability to work weekends as needed.
- Willingness to travel to other sites/out‑of‑state as needed.
- Up to 2 weeks PTO in first year (increases with tenure).
