The Leasing Marketing Specialist role coordinates marketing, leasing and renewal strategies for a community to meet occupancy, revenue and resident‑retention targets. The position handles the full leasing cycle—from prospect qualification and tours to application processing, move‑in, and lease renewals—while ensuring resident satisfaction throughout the lease term.
- Greet and qualify prospects, conduct tours, and showcase apartments.
- Process applications, perform credit and criminal background checks, and prepare leases.
- Inspect units before move‑in and coordinate any necessary maintenance.
- Monitor market trends and develop short‑ and long‑term marketing plans to sustain occupancy.
- Execute marketing initiatives such as resident referral programs, employer outreach, and online advertising.
- Use property management software to track availability, record traffic, and manage prospect data.
- Maintain show units and marketing corridor to Greystar’s presentation standards.
- Follow up with prospects and new residents via email, calls, or thank‑you notes to ensure satisfaction.
- Prepare and deliver lease renewal packages, contact renewing residents, and secure timely signatures.
- Respond promptly to resident or owner inquiries, resolve issues, and document requests.
- Stand, walk, sit for extended periods and lift up to 25 lb independently or 50 lb with assistance.
- Travel occasionally to assist other properties, attend training, or meetings.

In addition to core leasing duties, the employee completes accounting and administrative reports, follows company policies on concessions, and supports the community’s lease‑renewal program. The role requires a valid driver’s license, the ability to work flexible hours including evenings, weekends and holidays, and the physical capability to stand, walk, lift up to 25 lb (or 50 lb with assistance) and work in various weather conditions.
- Hold all state and local licenses or certifications required for the role.
- Possess a valid driver’s license to operate a golf cart on the property.
- Work indoors and outdoors in all weather conditions and be able to climb ladders, reach, and crawl as needed.
