The Assistant Building Engineer supports the organization by organizing and maintaining all building systems, following the preventive maintenance schedule, and responding promptly to service calls. The role requires reading blueprints, repairing heating, cooling, plumbing, electrical, and mechanical equipment, and performing additional duties assigned by building management.
- Organize and maintain all building systems
- Adhere to the Preventive Maintenance Schedule
- Respond to all building system service calls
- Read and interpret blueprints and schematics
- Operate, maintain, and repair steam, water heating, refrigeration, gas, and fuel oil systems, including boilers, heaters, pumps, valves, compressors, condensers, evaporators, and distribution lines
- Service air compressors, cooling and water distribution systems, and sanitary sewers
- Maintain electrical motors, engines, power distribution, and lighting, adjusting for seasonal efficiency
- Repair trash compactors, kitchen equipment, and building mechanical, plumbing, and control systems
- Conduct preventive maintenance per manufacturer guidelines and ensure life/safety and security system functionality
- Prepare letters, memorandums, correspondence; return phone calls; coordinate meetings; take minutes; schedule training
- Record and maintain complex, confidential files, schedules, and spreadsheets related to facilities projects, renovations, and personnel issues
- Perform statistical and accounting duties; compile data for monthly and periodic financial reports
- Act as liaison between suppliers, vendors, and contacts
- Assist with preparation of RFPs, scopes of work, and construction or service contracts/agreements
- Assist with procurement of goods & services; research products and obtain competitive bids/cost estimates
- Complete all required courses, classes, and training provided by MMS
- Read/write legibly for maintenance reports, manuals, labels, and written instructions
- Interact professionally with coworkers, supervisors, vendors, residents, guests, and public
- Perform duties indoors and outdoors in various conditions; may be exposed to dust, fumes, solvents, adhesives, variable lighting, and noise; may need to operate transportation

The position operates in a 24‑hour, 7‑day‑a‑week environment, requiring flexibility to work evenings, weekends, holidays, and on‑call rotations for emergency situations. Work may be performed indoors and outdoors under various weather conditions and can involve exposure to dust, fumes, solvents, and noise.
- High School Diploma or GED
- Valid Driver’s License and acceptable driving record
- All specific certifications required by law
- EPA 608 Certification is recommended
- Work effectively as part of a team and independently

- Exhibit excellent time management; prioritize workload and meet deadlines under pressure
- Follow supervisor instructions and apply problem‑solving skills
- Pass background investigation and drug test screening
- Proficient in Microsoft Office and on‑site property management software

Compensation is targeted between $39.50 and $41.60 per hour, with pay adjusted for location, experience, and education.
