The Project Manager 2 provides direction and leadership on moderately complex projects or portions of larger construction projects, fully implementing and managing operations and administration in support of JE Dunn’s strategy, vision, and values.
- Lead safety culture, investigate incidents, and retrain staff as needed.
- Manage JE Dunn pre‑start checklist form.
- Support preconstruction with quantity takeoff, trade coordination, scope development, bid package, schedule, bid list, and advertisement.
- Plan and implement buyout schedule, verify pricing, identify bidders, conduct gap analysis, and issue subcontracts.
- Manage submittal schedule, coordinate priorities, and review and approve shop drawings and samples before submission.
- Ensure approved submittals are returned to subcontractors and accessible to the project team per schedule and contract.
- Coordinate with Logistics for pricing on materials and equipment.
- Work with risk management for approval/bonding requirements and provide ongoing subcontractor risk analysis.
- Coordinate stakeholders including subcontractors, owner, field, design team, and vendors.
- Disseminate change requests to subcontractors, gather and evaluate pricing.
- Prepare, submit, and obtain owner/architect approval for change requests.
- Lead monthly project reviews, progress meetings, and Owner‑Architect (OAC) meetings.
- Complete monthly subcontractor and owner pay application process.
- Prepare project schedule with Superintendent, apply Lean principles, and manage resources to meet schedule.
- Identify potential schedule impacts and facilitate mitigation plans.
- Provide written documentation for decisions affecting budget, schedule, legal, quality, and safety.
- Provide regular reporting and analysis on project status and profitability.
- Prepare monthly cost and margin forecast, participate in budget development, and review costs versus budget.
- Lead overall project closeout using best practices, tools, and processes such as punch list, financials, and warranties.
- Interface with regional/company legal counsel as appropriate.
- Identify, understand, and actively manage project risks.
- Manage project business plan to maximize financial success.
- Implement and manage operation and administration of multiple or moderately complex projects.
- Identify problems and recommend solutions using experience and knowledge.
- Manage deliverables from internal resources such as IPS, logistics, and self‑perform.
- Engage in business, industry, and community activities to build external relationships.
- Conduct effective presentations.
- Apply fundamentals of construction management means and methods to projects.
- Build relationships and collaborate within the team, internally and externally.
- Manage budgets, maximize profitability, and generate future work through relationships.

The position requires a bachelor’s degree in construction management or a related field (or equivalent experience) and 7+ years of construction management experience, along with a valid driver’s license and ability to lift up to 25 lb, with potential travel and non‑traditional hours.
- Gain understanding of estimating process from concept through GMP development.
- Perform work accurately, completely, and timely.
- Communicate effectively verbally and in writing (intermediate).
- Proficient in MS Office (intermediate).
- Thorough knowledge of project processes supporting successful completion.
- Proficient in project management and accounting software (advanced).
- Proficient in required construction technology (advanced).
- Proficient in scheduling software (advanced).
- Apply Lean process and philosophy (intermediate).
- Bachelor’s degree in construction management, engineering, or related field (or equivalent experience).
- 7+ years construction management experience.
- Valid and unrestricted driver’s license required.
- Ability to lift up to 25 pounds.
- Willing to work non‑traditional hours to meet project needs.
- Frequent activity: sitting, viewing computer screen.
- Occasional activity: standing, walking, bending, climbing, reaching above shoulder, pushing, pulling.
