Description

The Maintenance Technician role at Braxton at Brier Creek in Raleigh, NC oversees technical and mechanical work to keep the community’s buildings, grounds, amenities and common areas clean, safe and functional, working Monday‑Friday with a rotating on‑call schedule.

The position involves completing resident service work orders, preparing vacant units for new move‑ins, developing cleanliness standards, inspecting work performed by staff and contractors, maintaining inventory, conducting preventive maintenance, assisting with budgeting, and supporting cost‑control and safety programs.

• Diagnose and repair resident‑reported issues, adhering to policies, safety standards and code requirements.
• Manage “make‑ready” process: inspect pre‑move‑out units, create punch lists, schedule vendors, complete repairs and verify work.
• Establish and enforce cleanliness and appearance standards for grounds, amenities, exteriors, interiors and common areas.
• Inspect work of team members, contractors and vendors to ensure compliance with quality standards and specifications.
• Maintain spare‑parts inventory, order supplies and tools within budget constraints.
• Perform monthly preventive maintenance tasks as outlined in company policies.
• Assist the Community Manager in budgeting for repairs, maintenance and capital projects.
• Promote cost‑saving measures by repairing rather than replacing parts and minimizing material waste.
• Conduct safety meetings, keep MSDS sheets current and ensure OSHA and other safety regulations are met.
• Deliver excellent customer service by responding promptly and respectfully to resident inquiries and complaints.
• Work outdoors in all weather conditions.

Requirements

• High school diploma or GED with relevant property maintenance or trade experience.
• Proficiency with hand and power tools, mechanical equipment and measuring devices; own tools required unless prohibited by law.
• Strong logical problem‑solving, customer service and interpersonal communication skills.
• Ability to read, write and effectively represent management in support interactions.
• Competence with internet, word processing, spreadsheets and database programs; property‑management system experience preferred.
• Basic math skills for financial and administrative documentation.
• EPA Type I & II or Universal certification for HVAC work handling refrigerants.
• All state and local certifications required for the role.
• Valid driver’s license to operate a golf cart on the property, if needed.
• Ability to stand, walk, bend, stoop, climb ladders and work in confined spaces for extended periods.
• Lift/handle up to 25 lb unaided and up to 50 lb with assistance.
